Role Description
The Head of Property is responsible for overseeing all aspects of rent, Property management, expansion, and construction for our company. As a strategic leader, you will drive operational efficiency and ensure brand integrity by managing the entire Property portfolio. Your focus will be on project management, capital management, and strategic planning, ensuring that every project aligns with our business objectives and is delivered on time. Collaboration with internal teams and external stakeholders is crucial to align development goals with the overall company vision. Upholding the brand image and optimizing costs while maximizing ROI will be essential to the role.
Essential Duties and Responsibilities
The Head of Property plays a key role in overseeing the full lifecycle of Property development and management. This includes the planning, acquisition, leasing, and execution of both new developments and existing Property management. The role demands expertise in real estate, capital management, and project management, ensuring that projects are completed on time, within budget, and in line with the brands standards and goals.
Responsibilities and Accountabilities
- Property and Lease Management
- Develop and implement a comprehensive Property management strategy that ensures optimal use of all company properties.
- Oversee remodels, create solid business cases and forecasts for costs and ROI and follow this up
- Oversee lease negotiations, renewals, and terminations to ensure favorable terms and conditions.
- Ensure compliance with all legal and regulatory requirements related to Property management.
- Support Operations in Property maintenance cases where the need for repair or construction can or will lead to significant operational down time or involved a significant capex.
- Expansion and Development
- Identify and evaluate new Property opportunities to support the companys expansion goals.
- Take full ownership of business cases, that are presented in a structured manner and cover all angles, and costs, for the approval of executives.
- Lead the site selection process, ensuring alignment with strategic objectives and market potential.
- Oversee the design and construction of new properties, ensuring they meet brand standards and are delivered on time and within budget.
- Capital Management
- Develop and manage the expansion, Property and remodeling costs, ensuring efficient allocation of resources.
- Partner with Finance and Supply Chain team to develop cost-saving strategies and optimize capital expenditures.
- Provide expert guidance on construction and maintenance issues to ensure cost-effective solutions.
- Reporting
- Maintain clear communication with all stakeholders regarding project progress, risks, and proposed solutions.
- Ensure timely and accurate reporting on all Property related activities, including financial performance and project status.
- Fully in control of all constructions, remodels and expansions that are planned, in progress and has the full overview of ROI and costs for all projects.
Accountabilities
- Strategic Leadership
- Drive the strategic direction of the companys Property portfolio, ensuring alignment with overall business goals.
- Lead the development and implementation of long-term Property strategies that support growth and profitability.
- Perform thorough analysis to ensure learnings from previous projects and ensure optimization for future processes based on data and actual performance and results.
- Create a structured and process-based workflow for construction and maintenance situation to maximize the cooperation with Operations and other stake holders.
- Take ownership of maintenance and/or construction/reconstruction projects that required interactions/negotiations with Landlord/lessor or has a significant capex.
- Operational Excellence
- Ensure the efficient and effective management of all Property activities, from acquisition to disposal.
- Implement best practices in Property management, construction, and maintenance to optimize performance and cost-efficiency.
- Risk Management
- Identify and mitigate risks associated with Property investments and operations.
- Ensure compliance with all relevant laws, regulations, and company policies.
- Optimize Capital Resources
- Ensure efficient capital allocation and resource management, balancing cost-saving measures with the need for quality and brand consistency.
- Stakeholder Engagement
- Build and maintain strong relationships with internal and external stakeholders, including investors, tenants, and regulatory authorities.
- Act as the primary point of contact for all real estate-related matters, providing expert advice and guidance.
- Strategic Vision
- Ability to develop and execute long-term Property strategies that align with the companys business objectives.
- Strong analytical skills to assess market trends, investment opportunities, and operational performance.

- In-depth knowledge of Property market dynamics, Property law, and construction management.
- Proficiency in using Property management software and other relevant tools.
Qualifications
- Industry Experience: Extensive experience in construction management, restaurant development, and brand management, with a focus on driving efficiency and maintaining brand standards.
- Educational Background: A degree in Construction Management, Property Law, Architecture, Business Administration, or a related field is preferred.
- Experience: Proven track record of managing complex projects, including budget oversight, stakeholder coordination, and timeline management.
