For sale historic villa from the 1939 located on Lake Albano in Castelgandolfo, with wonderful views of the lake, Castelgandolfo and the sea .
It is positioned in the Castelli Romani Park, on the slopes of the crater of Lake Albano in the most pristine area of the circumlacial area, so much so that it is one of the rare nesting places of the peregrine falcon visible flying from the villa. This area of the lake is rich in Mediterranean vegetation and enjoys a unique view from which spectacularly colored sunsets are admired throughout the year.
It was owned by the famous Italian film director Mauro Bolognini, who for a long time lived there during summer periods, making it a meeting center for intellectuals, writers and artists. It was purchased in 1999 by the current owners, both architects.
The villa was published in the international architectural magazine A.D - Architectural Digest Italia ( No. 30 of November 1983) in which the old interior arrangement is shown (see attachments).
The city of Rome is about 25 km away, and it can be reached by car in about 35 minutes.
Public buses run on the main road, and there are two train stations nearby (circa 2-3 km away) whose trains run to Temini Station in central Rome.

The villa was built with blocks of local lava stone, Marino peperino, worked by hand according to a methodology no longer used today given the high cost of processing. The walls that make up the terraces in the park that are made with the same materials and the same working methodology. The villa is surrounded by a garden of 1800 square meters from which one can admire the lake in its entirety, Castelgandolfo and the sea in the distance. The vegetation consists of tall trees and plants typical of the Mediterranean area: pines, oaks, strawberry trees, pomegranates and old roses and fruit trees. In the garden there is a swimming pool (10m by 5 m) that today needs restoration work. Covered car park for 3 cars.

Main heating central: oil-fired boiler (64 kWh) connected to cast-iron radiators.

Domestic hot water for all bathrooms and kitchen: gas boiler fed by a 1000-liter LPG gas storage tank.
In addition there is an electric boiler in the kitchen.

The building has been renovated this year. Roof is insulated with 8 cm polyurethane. All windows are double glazing. Energy score of the building has not updated after the renovation. This means that the building is now more energy efficient than score F.
