Studio apartment for 1 adult (sorry - the place is neither set up for, nor large enough for 2 people).

Friendly and welcoming house with one available rental unit.

The Landlords: We (Patience (American) and Frode (Norwegian)), live on the first floor of the house. Patience works from home most days so is around to shovel snow, lend a helping hand or screwdriver, answer questions or receive packages as needed. We bought the place a year ago and are working on bringing the house (which is in decent shape to start with) up to a higher standard. We're trying to create a space where both wildlife and people can be happy. The garden may look a bit overgrown so forgive us as we test out plants and see how we can establish a pollinator garden. Great if you have an interest in gardening, but it's not required of course. This year related to the apartment we installed a new bathroom fan, bought a new washing machine, are buying a new dryer now, put in extra outlets, a new ventilation system, upgraded the internet to fiber for better stability (500MB now), and built several new planting beds. In the fall we hope to install new windows. The apartment will be freshly painted and cleaned before you move in of course. (References available from our current renters if needed).

We're looking for a nice non-smoking adult who may wish to move in.
Move in date: 1. August with the possibility of moving in a few days sooner if needed.

The Space: in the basement there's a 1-bedroom apartment (already rented) and this studio apartment. It's the Studio apartment that is now available for rent. It’s a studio with open plan living room/kitchen/sleeping area and a decent bathroom with underfloor heating, new washer (Nov 2023) & dryer (to come July 2024). There is a large screen that can be drawn down from the ceiling to separate the bedroom space from the Livingroom area for extra privacy. It's quite private and sheltered from the road. (The photos were taken by our current renter and include furniture that she is taking with her, so I'll upload better ones once she moves out in a few days).

Furnishings: Partially furnished, possibly fully furnished. It can come with a double (140cm) sofa bed, shelves and a table and chairs. It will definitely come with 3 closets and most appliances (a washing machine, dryer, dishwasher, oven, cook top/hob, dehumidifier if desired, and microwave). We are thinking that we might just buy the rest (table, chairs, shelves and desk) as well but are open to the input on if this is needed or not, from possible renters here since those items won’t be purchased until later in July.

Extras:
1) Garden: The apartment comes with the possibility of extra space for growing your own vegetables in the back garden. Let me know if you are interested in further details. There's also a planting station on the back terrace in case you need to re-pot any plants.
2) Terrace: you'll share the back terrace and the garden furniture on the back terrace with our other renters (from the 1 bedroom). We have our own terrace in front.
3) Bike parking - there is space for parking for your bike behind the garage so it's not able to be seen from the bike path. We also have a Nilfisk high pressure washer that probably could be used to wash your bike, but it’s not been tested yet.
4) Car - we keep the driveway primarily for our use, but there is easy street parking 1 house over and temporary parking right at the entrance to the driveway on the edge of the bike path. But of course, you can park in the driveway as you are unloading to make things easier when you move in.
5) Green area: Muselunden sports park with a full Disc golf set up, soccer(football) fields and a great sledding hill is just 2 houses away and there is a long bike / running path that goes past the house in case you want to go out to the river or up to Grefsen. In addition, Torshov Park is just a 7min walk away. There is also a park table and bench set up on the greenbelt just outside the house that’s useable for picnics and a nice flat area for setting up a volleyball or badminton net across from our driveway.

Loads of Public Transport within 5-10 min walk in all directions:
Buses to AkerSykehus: 31, 58, 390, 380, and Airport Bus FB1 (6 min walk)
Buses to Sinsenkrysset: 23, 24 (6 min walk)
Bus 56 to Nordre Aker (10 min walk)
Tram 11 & 12 to Disen (10 min walk).
Tram 17 to Sinsenkrysset (6 min walk)
Tbane: 4/5 to Sinsen (7 min walk)
Train RE30 among others from Grefsen station (10 min walk).
There are usually electric scooters for rent by Aker Sykehus, and sometimes parked right outside our house.

Neighborhood: The new emergency room, coffee shop & pharmacy is at Aker Sykehus (an easy 6 min walk). Rema grocery store and a good pizza place is at the bottom of Muselunden Park (approx. 7 min walk). Several other grocery stores, another cafe and a good Greek restaurant are nearby as well. One bus stop over at Bjerke you also have Sushi, pizza and Chinese restaurants and a library. Storo Shopping center is 2 tram stops or a 15 min walk away. And In case you have friends come visit who need a place to stay, the Oslo International youth hostel is just a 5 min walk away.

Deposit & Pets: 3-month deposit if you don't have any pets. If you have a pet, let me know and we can see if we can allow it. There might be an additional deposit of 1-3 months depending on the type of pet. The deposit will be held in a separate interest-bearing account as required by law in Storebrand Bank.
