Private and cozy RV, bus to NYC nearby

Welcome to this private and cozy camper/RV. Everything you need is here in this unique space. It's like a studio apartment and perfect for a single person. The RV is hooked up to electric so you will always have power for lights, outlets, air conditioning, etc. The RV is parked behind a private house in a safe area. ALDI supermarket is 5-minute walk away. Bus to NYC 2 blocks away. No parties, events, or smoking of any kind - strictly enforced. This RV is a converted Sprinter van. It is 22 feet long and about 7 feet wide. You will be able to stand up comfortably in the galley area if you are 6 feet tall or shorter. In the bathroom and the bed area, you may not be able to stand up straight depending on your height. The space is like a small studio apartment - lots of features packed into a small space! Please keep in mind, however, that this is a vehicle and not a house/apartment. There are some differences from what a house/apartment can provide. Please read the entire listing to understand what I am talking about. You will have exclusive and private access to the RV during your stay. This unit is NOT shared with anyone. You will be the only person using it. I am available before and during your stay to help you understand the unit, answer your questions, and help you have the best stay possible. I prefer to communicate via the Airbnb platform. Two blocks away there is NJ Transit Bus No. 115 that takes you to Port Authority Bus Terminal in New York City (Midtown Manhattan). The ride takes about 40 minutes and costs $7 per person. You can also drive easily around this area and there is plenty of parking. EWR airport is only about 15-20 minutes away. Walking/jogging in the neighborhood is also very easy. There is good WiFi provided and the login info is in the listing. There is no TV in the RV, but you can use your tablet or phone with WiFi for entertainment. Please note that the water heater will give you warm water but not hot water. Please understand this before booking. The heater will heat the water to about 20 degrees above the ambient temperature, but it will not be hot. There is a good AC that keeps the RV cool. There is a good furnace that keeps the RV warm. During the winter months (November through March), I treat the water system with non-toxic antifreeze. You can use water for washing/showering, but you should not drink it. You must park on the street if you have a car. The parking is relatively easy to find. Just pay attention to the street cleaning signs. You cannot block the driveway with your car. Thanks. You are not allowed to drive the RV. If you want to book it and drive it, I have it listed on outdoorsy for that purpose. Contact me and I will let you know how to book that (it costs more for the drivable option). Finally, after you book, let me know if you'd like me to set up the bed for you in the rear of the van, or leave the table set up and store the bed linens in the closet. Depends on what you want and you can always change the setup once you get in the camper. I also just want to make clear that you are renting an Airbnb and not a hotel room. There are many differences between Airbnb and hotels, and some newer guests on Airbnb may not realize it. Hotels are large and often have many rooms, and the ability to change your room should issues arise. Hotels also have staff 24/7 that can help you with every issue or questions that you may have. On the other hand, I am an individual host and manage my listings to the best of my ability. I try hard to create a good experience for my guests. I am including this disclaimer here because I have recently seen a rise in guests that seem to view Airbnb as very similar to a hotel, but in reality it is quite different. Thank you in advance for understanding this. Welcome to my RV! Staying in an RV is a bit different from staying in a house. It can be exiting but requires a bit more attention. Please read these instructions to have the best experience possible. This is a stationary listing. You cannot drive the vehicle. Please note that this RV/camper is not large. There is a one-person maximum per booking. The vehicle cannot accommodate more than one person comfortably. If you have a car, please park it on the street. Street parking is free and easy to find, but you just need to follow the street cleaning signs (one morning per week the City cleans the streets). You cannot block the driveway as there are other people living in the house. Thanks. You may plug in phones and laptops in the RV — these items are fine, but do not bring any appliances or other devices to this Airbnb and try to use them, such as juicers, blenders, hair curlers, etc. Other appliances and devices may cause the electrical system to malfunction. To use water, you need to turn on the “pump” button on the black console panel above the stove. To use warm water, you need to have that “pump” button on and while you turn on the warm water. Please note that this RV does not provide hot water, but rather it heats the water to about 20 degrees above ambient temperature. So, the water will feel warm but not hot. IMPORTANT: turn off the “pump” button when you are not using water. Use water sparklingly so you don’t run out. You will have a full tank of fresh water when you start your stay, but it is not an endless supply. Take short showers. Don’t leave the faucets on, etc. The water tank should be enough for a stay of 2 days or shorter. I will not be able to refill your water during a stay of 2 or less days. If you stay longer than 2 days, I will fill your water tank approximately every 2 days so you always have enough. There is a thermostat on the wall behind the driver's seat and you can adjust the heater, which runs on propane. Adjust the temperature higher and the heater will come on. When you leave the RV, please turn thermostat off all the way to the left to preserve propane. I will refill your propane tank every 3-4 days. The air conditioning is located in the ceiling above the bed area and you can use it as needed if the weather is warm. The stove runs on propane. Use the lighter stick I provide to light the stove burners. Please do not throw toilet paper or anything in the toilet. It will clog the system. Your sewer tanks are located below the RV. For stays longer than 2 days, I will need to “dump” the tanks. If you are staying less than 2 days, your tanks should not fill up. But, keep in mind, constant bathroom and shower usage will cause the tanks to fill quickly. Please plan accordingly. I will not be able to dump the tanks for stays of 2 days or less. Thanks. Please discard trash at a nearby trash bin in the driveway. Keeping the RV clean is very important. Please wash all dishes that you use, remove food that you've brought in, and discard all trash. My cleaning fee is lower than most Airbnbs and it covers basic cleaning like washing of linens and towels, vacuuming, etc. The cleaning fee does not cover deep cleaning, excessive kitchen and bathroom cleaning, etc. Thanks for your cooperation! If you check out late, there will be a $100 per hour fee for each hour or fraction of an hour that you stay beyond the check out time. If you smoke, use incense, use drugs of any kind (including marijuana and cannabis) anywhere on the property including outside areas and common areas, I will charge a $300 fee. If there are damages related to smoking or drug use, I will charge fees in addition to this $300. Thank you and enjoy your stay!
