An idyllic rural smallholding with lake views and pool in the Lot et Garonne .

Sérignac-Péboudou
Quatre Chemins is a rural smallholding in the Lot et Garonne, with an enviable location overlooking the Lac de Graoussettes. Situated in undulating countryside amid fields of sunflowers, maize and plum orchards, the recently renovated 3 bedroom farmhouse sits in the middle of 3.5ha, with a detached 1 bedroom gite that has it's own private access. Quatre Chemins is a family home which is let out during July and August. The owners remain on site, in the gite, to continue to run the smallholding. (For the rest of the year, the gite is available to rent.) If you like collecting fresh eggs, picking sun-warmed tomatoes, stroking a cat, walking your dog from the door, hand feeding sheep or just chilling by the pool looking over the lake, then this could be the holiday location for you! The house has 3 large bedrooms, two with king size beds, and one with a small double and a single. There is a family bathroom with roll top bath, and a separate walk through toilet and shower which is “en-suite” to the second bedroom. The breakfast kitchen is fully equipped with range cooker, American style fridge freezer and dishwasher. A washing machine is available for guest use in a washroom. The dual aspect living room has 3 sofas and a TV with English Freeview TV. Outside there is a lovely south facing terrace with BBQ and dining furniture and views down over the land and the lakes. The fabulous new pool is totally private with views over the surrounding countryside and lake. 8m x 4m and secured by an alarm, it has roman steps at one end and is 1.4m deep, surrounded by south facing sun terraces. The garden area and courtyard is totally enclosed, and is surrounded by our land and animals. There are paths around the paddock and hay field and direct access to the lake side. There is a further covered terrace across the courtyard which is ideal for catching the morning sun or sheltering from the midday heat. QC is well situated for visiting the many interesting and pretty towns and villages in the area. Just 10 minutes away you will find the village of Lauzun, home to an imposing chateau and offering a full complement of facilities including a post office, bank, bar tabac, boulangerie, butcher, tennis courts, pharmacy and restaurant. Also nearby are the “bastide” towns of Duras - with its magnificent castle/chateau - and Eymet - with its attractive medieval square and remains of a fortified gateway. The bastide towns of Miramont de Guyenne, Monsegur, Castillones, Issigeac, Villereal, Monflanquin and Monpazier are a short drive away and well worth visiting. A little further afield is the historic town of Bergerac – narrow streets and old buildings with several museums and galleries. The town is also an excellent venue for shopping, and hosts a wonderful firework display and food festival in July. Bordeaux is less than an hour and a half away. Voted Best European Destination 2015, Bordeaux has topped a Lonely Planet list of the top ten cities to visit in 2017. The Nouvelle-Aquitaine region "This entire valley is so full of vineyards, flowered meadows, cultivated fields, fruit tree plantations deliciously shaded by hedges, watered by springs, crossed by streams, rich in harvests, that their owners seem to have had a vision of paradise". So wrote Sidoine Apollinaire, the Latin poet some 1500 years ago about the valley of the river Dropt. These words could have been written about the area today, so little has changed. It is now as then, a peaceful retreat from the rigours of life. This beautiful region has long been a favourite with visitors from around the world. Valued for its beautiful rolling countryside, quite peaceful rivers overlooked by dramatic chateaux, medievial bastide towns and historical sites, world renowned cuisine and wonderful weather, it is a wine lovers paradise. There is something for everyone. Many towns hold weekly markets where you can buy local cheeses, wines and artisan produced pate and bread. All of the major tourist attractions of the Dordogne are within an hour. Bordeaux and the atlantic coast is about 2 hours. GETTING AROUND A car is essential to enjoy everything this lovely region of France has to offer as there is no public transport available. QC is within easy reach of Bergerac airport (around 30 minutes) with Bordeaux airport about 1.5 hours away and Toulouse and Brive airports about 2 hrs away. Drive times from: Calais - 9 hrs Cherbourg - 7 1/2 hrs St Malo - 6 1/2 hrs INTERACTION WITH GUESTS As we, the owners, live in the detached and private barn conversion, we are contactable at any time and on hand to answer any queries or offer help if required but will remain unobtrusive unless contacted.
